Vanke, a leading developer in China, has undertaken several significant projects in Changchun, each embodying distinct concepts of urban development, community building, and sustainable living. The following introduction outlines two key initiatives, highlighting their design philosophy, features, and contributions to the city.
Vanke Changchun Mixed-Lifestyle Development Project
This project represents a pioneering model of urban regeneration, transforming a historic industrial site into a vibrant, mixed-use community.
Location & Scale: Situated in Changchun, the project occupies a 39-hectare site.
Historical Integration: The site originated from a diesel factory built in the early 20th century, with brick-faced industrial structures constructed in the 1920s and operational until 1990. The core design challenge was integrating these historical building structures into a new development.
Design Approach: The planning process began with detailed analysis of existing façade elements, foundations, towers, railway equipment, and materials to identify elements worthy of preservation. The new master plan was then developed based on the site's existing geometric patterns, aligning with contemporary requirements for use, density, and character. The final design superimposes both concepts, creating a new district rooted in the industrial heritage of the relics.
Open Space Concept: A central park forms the heart of the open space design. It assimilates natural elements like water, erosion, and vegetation, overlaying them with historical structures such as old railroad tracks reinterpreted through modern design. The park meanders through the urban grid like a river, connecting scattered spaces and green oases.
Progress: The first phase of the residential estate (5.9 hectares) has been completed. This includes the reconstruction of the exhibition center facade using historical materials and techniques. The new high-rises incorporating historic elements have proven successful, and further realization of the project is ongoing.
